Why choose me to represent you as a Seller's Agent? In this market where we are seeing more and more foreclosures and short sales (a sale in which the bank has agreed to accept a price lower than the outstanding value of the loan) the reality is that comparable homes must support your asking price. Otherwise, appraisers cannot satisfy the increasingly stringent requirements banks are placing on buyers. If a property will not appraise there will be no closing. In this market your property must be the best value or a very close 2nd to all other comparable homes on the market to be shown/sold. I do turn down OVERPRICED listings. You may ask, "Why not just take a listing and put it on the market? It’s not going to cost you anything." WRONG!! It does cost me and my other listing clients plenty. This is a very small beach and my reputation for always having fair-priced listings goes a long way towards getting other agents to show your property. My peers show my listings in part because of my reputation for appropriate pricing. If I compromise that reputation by taking overpriced listings, my clients and I both lose. Of course, I can go to the MLS and do a quick comparable of your home to others based on square footage and location and say "Here’s a good price" and stick a sign down and put it in the MLS. But I do not do that. I use the 3 or 4 closest comps and personally view them.
