My past record as a Buyer's Agent for Outer Banks Real Estate and clients reviews attest to the fact that I have always put their interest first over making a sale. 2011 is definitely a "Buyer's Market" for Outer Banks real estate with the discounted values and low interest rates. But when a Hot Deal hits the market, a Buyer may find they are competing against "multiple offers" Just this past year I had that happen twice and both were Foreclosures. The 1st one was on a Corolla Pine Island semi-ocean front home that had 12 offers. My client's offer was accepted over higher ones because our offer was the cleanest, best looking one to the bank. The 2nd one was a Corolla Buck Island ocean front home. The home attracted 18 other offers because of a low listing price. Again I advised my clients on how we should write the best looking offer to get it accepted over even higher bids and ours was accepted. The best part was when we got the appraisal in prior to closing. It came in at over 20% of the purchase price which equaled $265,000. Having an appraisal that much above purchase price in today's market is virtually unheard of.

I know I am "tooting my own horn" a bit as a Buyer's Agent for Outer Banks Real Estate but I always evaluate a home or property on condition and use "my team" of contractors and inspectors to accurately price any concerns so that my clients know what they are buying before we write an offer. I like to discover and address any concerns a home may have before an offer is written as that helps us in negotiating the best purchase price and makes a Seller secure that we have done our work to bring them a solid offer from the start. That saves my clients time and money. Isn't that what a Buyer's Agent is for?

Selling Real Estate on the Outer Banks

Why choose me to represent you as a Seller's Agent for your Outer Banks Real Estate? In this market where we are seeing more and more foreclosures and short sales (a sale in which the bank has agreed to accept a price lower than the outstanding value of the loan), the reality is that comparable homes must support your asking price. Otherwise, appraisers cannot satisfy the increasingly stringent requirements banks are placing on buyers. If a property will not appraise, there will be no closing. In this market your property must be the best value or a very close 2nd to all other comparable homes on the market to be shown and sold.

I do turn down OVERPRICED listings. You may ask, "Why not just take a listing and put it on the market? It's not going to cost you anything." WRONG!! It does cost me and my other listing clients plenty. The Outer Banks real estate market is very small and my reputation for always having fair-priced listings goes a long way towards getting other agents to show your property. My peers show my listings in part because of my reputation for appropriate pricing. If I compromise that reputation by taking overpriced listings, my clients and I both lose. Of course, I can go to the Outer Banks MLS and do a quick comparable of your home to others based on square footage and location and say "Here's a good price" and stick a sign down and put it in the MLS. But I do not do that. I use the 3 or 4 closest comps and personally view them. Then I take you with me to view the comparable homes I've selected so you'll have 100% assurance your property is priced right for the market. I have a greater than 90% track record for listings sold through the years and pricing your home right at the start is the most important thing we can do.
