Today's $64,000 or million dollar question is "should I buy now or just wait?" I've had quite few investors and 2nd home buyers this past year weigh the difference in the possibility of rising interest rates and the vast availability of homes. They decided to get back in the market and did buy ... from 300K homes to multimillion dollar ocean front homes bought for strictly investment purposes.
I was able to supply my buyers with the info they needed and made suggestions to them on homes. I have a 99% track record on once putting a home under contract as a Buyer's Agent on closing my deals.
With my background in construction and development of raw land I bring to the table a little more than an average agent. I address known issues with a home on the "front end" of an offer BEFORE you spend money on the home with inspection, surveys etc. My client's letters attest to that fact.
In the last year, I negotiated two foreclosure purchases for my buyers. The first was a Pine Island semi ocean front. We competed against 12 offers in 7 days and we were not the highest offer but were the "best looking to the bank". The 2nd one was for a Buck Island oceanfront that had 18 other offers in just 5 days. Again I wrote an offer that while not the highest was the "best looking to the bank" My clients purchased that home for $1,235,000 and their appraisal at closing came in at $1,500,000 which is unheard of in this market.
Am I tooting my own horn?? Of course I am but I have 2 very happy clients.
