I have always put my clients' best interests over “making a sale.” It has never been just about the money for me, and I have many clients who will gladly confirm what I'm saying about myself. 2009 was a year that saw many changes in the value of properties on the OBX. Certain areas fared MUCH better than others. We are seeing what appears to be the bottom in some areas as the recent surge of UC and closed properties HAS increased just in the months of Nov. and Dec. Buyers/investors that have been “sitting on the fence” have weighed the low interest rates and have decided to buy. I just closed a home/sale that had “10 OFFERS” on the home and went for well over asking price. My client made a wise investment and had been waiting for a sure opportunity on another investment home. He has gotten back in the OBX Real Estate Market again after getting out in 2008. Are prices rising again? No, but the selection is good and gross rental returns are headed to the days of old when 10% gross rents on the homes that are being bought for investment/personal use was the guideline. Example a $900,000 home is returning $90,000 in gross rents. Call me, let’s talk. I’m convinced enough myself that I AM selling and buying/building now. I practice what I preach!! P.S.
